Hi guys,
Some of you know me, and most of you probably not that well, in any case I want to propose the following idea… a race fabrication shop that works on trust and low budget.
I live in the city, and one of the major pains of owning a “race” car or performance car is…where to store it....and where to work on it…what happens when I need to change a clutch? Or a tranny? Or some tires…well in my case I have to go into my small garage and crawl underneath my car..and sweat it out battling with small spaces…and my wifey constantly complains about the whole garage turning into a car parts storage facility…..wouldn’t it be great to have a place…..a holy place….the mother of all places...a place where your car can sit inside…and at your whim…you can work on it…hoist it up on a lift…or weld in a roll cage….or pull a motor out…all in a secure somewhat warm …pretty much secluded location….all within 50min of toronto? To make a long story short…I have access to a fully insulated concrete floor building that is 4700sq ft of room waiting to be transformed into a great idea…..a race fabrication club….
this “club” will entitle the members to have year round indoor storage of their car, and access to car hoist, mig welder, air tools, air compressor, parts washer, pipe bender, drill press, boring machining tools, grinders, engine hoist, tranny hoist….jacks, jack stands..and other equipment as time goes on…. Or if you do not need that type of service…how about low cost indoor storage of your car(s) for the winter at a lower cost?
in any case I think this is a good idea, and have pretty much worked out the costs doing this…to start I am going to limit the “club membership” to 15 people…meaning 15 cars…..( indoor storage of cars will be in another building and will not be limited ) what I am really looking for now is a gauge of interest and if people feel the below pay schedule is fair….

-Full Membership $700/year (Year-round storage of car and parts and full access to shop equipment)
-Storage membership $250 for 6 months of winter storage or $400/year for year round storage (pick up car on race weekends)
-Shop membership $400 / year for full access to the shop and tools.

rules will apply, to be written up shortly…like only 1 car per membership, additional cars that the member OWNS can be negotiated, no smoking in building, no stealing of tools. ABSOLUTELY NO ACCESS TO ANYONE WHO IS NOT A MEMBER, and no showing to anyone of the location who is not a member…since a very high level of trust will be needed ..with both individuals cars..and the clubs tools, and equipment. All cars must have their own fire theft, and liability insurance on them that cover “use of operation”…meaning your car insurance covers any damage caused by your car falling on your leg..or head and killing you..or your gas tank catching you on fire…ect…ect… more definate rules will be written up to ensure that everyone is having fun, and being responsible..as the dead line come closer…

TIME FRAME…..assume building april 1st 2003, have it ready for some basic storage and work….may 1st 2003…..

1) can you give me a general idea of the nearest town is? I'm wondering how much of an improvement over Belleville I'm looking at.

2) The insurance picture isn't completely clear - what happens if the building burns down by itself or if it is difficult to determine which car(s) was responsible. It seems to me the building and contents including cars need to be insured under one policy and the premium shared rather than a number of individual policies.

the place is located in alliston, it is off hwy 89...you would go north on hwy 400..and then go west on hwy 89..its about 50min north away from toronto...

re: insurance.....
each car must have its OWN fire/theft and use of operation liability...in case the car gets burned up, stolen, or you drop it on your head... most cars that are driven on the steet already have this anyway...check your insurance policy

the shop insurance that i am getting covers property liability like someone slipping on ice..ect...and the actual structure, and 10k worth of equipment..like lifts..welders ect...

this way the honus of claims is on the owner..not the group..

.... not that there is much to burn in a concrete floor.. double metal clad and metal clad ceiling building.... :)

other than the cars themselfs...

That looks like a great plan.I've been working on cars for 25yrs and I've seen this kind of thing work,and I've seen it not work.A long time family friend ripped me off for a ton o stuff back in the 80's,in a shop like yours.I guess what I'm trying to say is look very carefully at everybody before you let them in,and have good insurance in case of break ins.Good luck,and I hope it works out for you.:)

Sounds like a great plan.

Are you also planning on 'one day rentals' ?
I do most the work in my own garage, but I don't have a lift or press etc.
Are you also considering to rent out the place for one or two days so that you can do something that you can't do in your own shop ?
